Current Detail :

We will purchase a property between $5k and $200k in value with renovation value-add-potential of 100% or more, with renovation cost of 75% or less of the property purchase value, with a target turn-around time of 6 months or less from purchase to sell; offering any participants a minimum target return of 25% or more.

Fund Raising Break down

  • Property Cost

    • raw property and associated liens and debts cost

    • buffer 10% of raw

  • Closing & Selling Cost

    • 5% of the raw property cost

    • 15% of the renovated property sale value

  • Renovation Cost

    • 75% of the property cost

Procedure

  • pledges will remain open until an opportune property is discovered and the proposal and renovation quote is finalized with set target timelines for purchase and renovation execution. Notices will be sent during opportunity considerations.

  • pledges will require a proof of funds renewed once every quarter

  • after opportunity plan finalization, pledges will close, notices will be sent and pledgees will be given a 2 week window to deposit funds to escrow. Any needed funds and buffer funds will come

  • regular notices and updates will be given from close of fund raising escrow, to end of year tax filing documentation after redistribution of funds and any profits.
